Why service-area, not an office address
- Google prohibits P.O. boxes and typical virtual-office/mailbox addresses — profiles that use them get hard-suspended, and reinstatement is painful. A paid "business address" that isn't staffed by YOUR business during posted hours is a suspension waiting to happen.
- A Service-Area Business (SAB) is Google's official design for exactly what you do: serve customers where THEY are. Your home address anchors the profile but is hidden from public view. Cost: $0.
- Mobile notary is the textbook SAB. A solo MLO who meets clients remotely/at their location qualifies the same way.
Honest limits to expect: (1) GBP ranks you near your real location — your SoCal profile will pull SoCal searches, not St. Louis; STL stays an omnipresence/content play. (2) SABs show in Maps without a pin address — normal, not a problem. (3) Verification for SABs is usually video now: expect to show your NMLS license, business cards, and yourself on camera.
Profile 1 — MLO (build now, pending compliance pass)
Setup walk-through (business.google.com → "Add business")
- Business name: Jermaine Fields, Mortgage Loan Officer — must match your real-world brand. No keyword stuffing ("Best DSCR Loans LA" = suspension bait).
- Primary category: Mortgage broker. Secondary: Mortgage lender.
- "Do you want to add a location customers can visit?" → NO. This is the fork that makes you an SAB.
- Service areas (up to 20): Los Angeles · El Segundo · Torrance · Inglewood · Lancaster · Palmdale · Rosamond · Santa Clarita · Victorville · Apple Valley · Moreno Valley · Riverside · Temecula · Murrieta · Menifee · Lake Elsinore

- Verification: follow the video flow — have your NMLS license (Consumer Access page), a business card, and the site open to show.

Profile 2 — Mobile Notary (PARKED until commission # arrives)
Same SAB flow when it's time. Prepped so it's a 20-minute job later:
- Name: Jermaine Fields Mobile Notary (final once commissioned)
- Primary category: Notary public. Secondary: Loan signing agent (if available).
- Service areas: same SoCal list, weighted to your realistic drive zone
- Separate phone line strongly recommended (Google Voice number works as the PUBLIC number on a GBP as long as you answer it) — keeps notary calls distinct from MLO calls, and the answering setup we parked will route both.
- Keep the two profiles fully separate — different categories, different services, no cross-linking in descriptions. Cleaner for Google AND for the NEXA/notary compliance firewall in your LSA roadmap.
Do not create this profile before the commission is official — advertising notary services you can't yet legally perform is the same trap we're avoiding on LinkedIn and the sites.
After both are live — the weekly 10 minutes
- Post once a week (your Deal Sheet/content clips repurpose perfectly as GBP posts)
- Ask every closed client / signing customer for a Google review the same day — reviews are 80% of local ranking
- Answer every question/message within hours (response time is a ranking factor)
