Licensing of the location. Originating from a physical office can require that address to be a registered NMLS branch (CA DFPI), or covered under NEXA's remote-work registration. Two workarounds: (1) for a rental, a DSCR loan ignores your income and qualifies the property on rent ÷ PITIA; (2) bank-statement loans use 12–24 months of deposits to show real cash flow.
