It qualifies on the property's rent vs. PITIA instead of your tax returns or DTI, so it doesn't matter how many properties you already have or how aggressive your write-offs are. Watch two things: most DSCR lenders have a ~$75–100K minimum loan amount (cheap North County stock can fall below it and need a local portfolio lender), and there's often a prepayment penalty — so know your hold. Two workarounds: (1) for a rental, a DSCR loan ignores your income entirely and qualifies the property on rent ÷ PITIA; (2) for income you do need to show, bank-statement loans use 12–24 months of deposits to calculate real cash flow, and 1099 loans use your 1099 income.
