DSCR Insider — 2-Week Relaunch Plan
Restart posting · apply the 2026 growth playbook · feed the MLO omnipresence goal
Channel: @DSCRInsider (YouTube, IG, X) — rebrand of The Loan Insider
Goal of the restart: get back to consistent posting with a system, not one-off uploads. Build an evergreen "anchor" video and point a steady stream of Shorts at it.
The Model (from the playbook): Anchor + Backlink
One proven-performer long-form anchor that explains DSCR cleanly → then every Short points back to it. New viewers find a Short on a topic they already care about (investing, no-tax-return loans), get micro-dosed into liking you across multiple Shorts, then get sent to the anchor that converts. Psychology play, not algorithm play.
Realistic cadence for your bandwidth (you're juggling MLO, notary, gigs, multiple channels — done beats perfect):
- Start: 1 anchor video + 3–4 Shorts/week, batched on your Saturday content day.
- Scale to daily Shorts only once the system feels smooth. Don't start at 5–12/day — that's a burnout trap for a solo creator.
Week 1 — Build the Anchor + First Shorts
| Day |
Action |
| Mon |
Lock the anchor topic + script (below). Pull the DSCR explainer from your content bank as the base. |
| Tue–Wed |
Produce the anchor (Flow images / narration / animation per your pipeline). |
| Thu |
Record/assemble 2 Shorts from the anchor's best 30–45 sec moments. |
| Fri |
Compliance pass (NMLS, CA/MO, no rates) → submit if required → schedule. |
| Sat |
Batch day — produce 2 more Shorts for next week. Publish the anchor. |
Week 2 — Shorts Cadence + Backlink
| Day |
Action |
| Mon–Fri |
Publish 1 Short/day (or every other day). Each ends with a CTA to the anchor + your profile. |
| Ongoing |
Reply to every comment within 24h (algorithm signal). |
| Sat |
Review analytics: which Short pulled the most new/unsubscribed viewers? That theme → make 2 more like it. Batch next week. |
Content
Anchor (long-form, evergreen — the "proven performer")
"DSCR Loans Explained: How Investors Qualify With No Tax Returns"
Your core topic — already validated on BiggerPockets. This is the video all Shorts point to.
Shorts (each 30–45 sec, hook in the first 2–5 seconds, CTA back to the anchor)
- "What is a DSCR loan in 10 seconds?" — Rent ÷ PITIA, that's it.
- "No tax returns. Still approved. Here's how."
- "DSCR 1.0 vs 1.25 — what the difference costs you."
- "Self-employed and denied for a rental? You got the wrong loan."
- "How to refinance out of hard money (BRRRR exit)."
- "Yes, you can close in your LLC — DSCR lenders prefer it."
- "Airbnb income — how DSCR lenders actually count it."
- "620 vs 680 credit: what it does to your down payment."
- "Cash-out refi: how to recycle your down payment into the next deal."
- "'DSCR rates are too high' — why that's the wrong math."
Playbook tactics to apply
- Audio/visual hook: open with a number or a bold claim ("Zero tax returns. Still approved.") in the first 2 seconds.
- Backlink: pin the anchor in every Short's description + verbal CTA. Point 20–30+ Shorts at it over time.
- Cross-post for omnipresence: same Short → IG Reels, X, Facebook (your handles are already set). One asset, four platforms.
- Clipping (later): once you have a library, this is where fan/freelance clippers can scale distribution cheaply.
- Thumbnail: for the anchor, use the Firefly retouch + reverse-engineered prompt trick for a clean, high-contrast 4K thumbnail.
Compliance Checklist (every post, non-negotiable)
- [ ] NMLS #2067609 + NEXA Lending NMLS #1660690 on screen / in description
- [ ] "Licensed in CA & MO only — not licensed in Kansas"
- [ ] No specific rate quotes (say "market rate" / "competitive")
- [ ] No promises of approval ("subject to underwriting")
- [ ] ⚠️ CA: use NEXA Lending branding until the "DSCR Insider" DBA clears; MO can use "DSCR Insider Powered by NEXA Lending"
- [ ] Submit ad/video proof to adscompliance@nexalending.com where required before it goes live
Definition of "back to posting"
By end of Week 2: anchor live + 6–8 Shorts published + a repeatable Saturday batch habit. That's the system running. Everything after is just turning the crank.
